What is a landlord boiler breakdown cover?
A landlord boiler cover will ensure that rental property owners are insured against breakdowns in the heating and hot water systems, as well as against repair issues with their components and pipe connections. A boiler cover for landlords also includes regular checks and an annual boiler service, which results in the issuance of a free Landlord Gas Safety Certificate.
Know your landlord cover needs

What is an annual boiler service?
An annual boiler service makes sure that your boiler and its controls are regularly checked for their proper function, efficiency and safety. It also keeps your boiler manufacturer’s warranty valid, as well as prevents future major boiler repairs. Only Gas Safe registered engineers are authorised to perform an inspection and a boiler service. Note that all landlord care packages, described above, include a free annual boiler service, as well as a Landlord Gas Safety Certificate, also referred to as a Landlord Gas Safety Record. You’ll need to provide your tenants with a copy of this document. It’s worth pointing out here that you have no obligation to maintain the safety of any appliances owned by your tenants, however, you’re responsible for all gas pipework and connections.
